WE SEEK TO MAKE LOANS ON COMMERCIAL ASSETS WITH MATERIAL EQUITY BUILD UP AND/OR POTENTIAL FOR PRODUCTION OF INCOME
We normally produce a term sheet within 48 hours of receipt of preliminary due diligence materials and on many of our loans close within 10 business days of term sheet execution. A prime differentiating factor of our loans is that we generally do not charge pre-payment penalties. Many of our clients use our loans as a bridge until the asset can be stabilized, developed, or sold. If you are a borrower with material equity in your asset, contact us. OUR BASIC COMMERCIAL LOAN CRITERIA ARE THE FOLLOWING
- Property / asset types: note purchases, single family home aggregation (blanket loans), hospitality, retail, office, industrial, land (strategic infill only), mobile home parks, and construction draw loans (residential and commercial)
- LTV: no more than 65%
- Loan Size: minimum of $200,000; maximum of $15,000,000
- Term: one to three years
- Type: interest rate only with balloon at maturity
- Rate: adjustable, on an annual basis. Our rates start as low as 8.75%
- Points: starting at 1.75%
- Pre-payment penalty: none
Our borrowers are professionals who understand that with these general terms our loans are significantly cheaper than raising equity or paying typical “hard money” rates. Likewise, as the lender we understand that since we are not charging these “expensive” rates we cannot afford defaults (none, nada, zilch) and thus are disciplined in our underwriting process and loan limits.
